New Community Partners Projects

Gentilly Woods Upper 9th Ward, New Orleans, LA 70126

In  2008, New Community Partners (NCP) established New Community Homes (NCH) which was designated by the New Orleans Redevelopment Authority (NORA) as the redeveloper of 128 single family home lots acquired by it through the Louisiana Land Trust as part of the Hurricane Katrina recovery effort.  NCH was also awarded Neighborhood Stabilization Program (NSP) funding from the US Department of Housing and Community Development (HUD) to make the homes affordable to households earning below 120% of area median income and to ensure that the homes met HUD’s energy, environmental and hurricane resistance standards.

NCH employed a local design and construction team that built homes in the Craftsman style found throughout New Orleans that exceeded the NSP program requirements as well as those of the National Home Builders Association, Enterprise Green Communities Standards and the U.S. Green Building Council.  All of the homes achieved HERS ratings between 50 and 70.

The homes ranged in size from 900 to 2,000+ square feet and included modern amenities, such as Energy Star stainless steel appliances, stone counter tops, outdoor decks, front porches, hardwood floors, tankless hot water heaters and photovoltaic solar systems.

NCH sponsored home buyer outreach workshops in partnership with local non-profits and lenders, providing home buyer education and counseling.  NCH also partnered with local non-profit organizations to provide job training opportunities to motivated young people from New Orleans’ neighborhoods to participate in the construction industry.
